Green Renewable LLC hopes to sell the electricity to the town.
A roughly 3,520-solar panel project eyed off Sharon's Route 1 might provide electricity to this community. Green Renewable LLC hopes to finish securing its permits by September and finish construction at 8 Commercial St. and R Commercial St. by Dec. 31, attorney Joel Fishman, representing the Norwalk, Conn. firm, said Friday. "We would hope to sell it to the town," Fishman said. "We're having discussions with the town as to whether they're interested in buying our power." The Sharon Zoning Board of Appeals approved the project's site plan following a public hearing Wednesday night at the Sharon Town Offices. The Sharon Conservation Commission and Town Engineer Peter O'Cain also must approve facets of the project, Fishman said. That public …

The 3-0 vote happened Wednesday night.
The Sharon Commons lifestyle center progressed closer to construction -- with more pedestrian-friendly access -- Wednesday night, more than a month after the developers withdrew their previous application. The Sharon Zoning Board of Appeals voted 3-0 for Sharon CF II LP's request for Phase 1 modifications. The developer now must return to the board regarding Phase 2, which involves attaching utilities to buildings, as well as site plan approval for the public amenities; as well as Phase 3, involving architectural issues. The new, approved Phase 1 application includes the two-lanes in and two-out access that Target requested, said attorney Robert Shelmerdine, representing the developers. The board's concerns that such an access wasn't …

The Sharon Conservation Commission will discuss the proposal Thursday night.
A solar project designed to generate electricity is eyed for vacant land off Route 1 in Sharon. Green Renewable LLC of Norwalk, Conn. has proposed grading land at 8 Commercial St., toward installing "solar panels for the generation of electricity at 8 and R Commercial Street," according to the latest Sharon Conservation Commission agenda. The commission will hold a notice of intent public hearing at 8 p.m. Thursday in the Sharon Community Center. Bildner Capital Corp. of Norwalk describes the Commercial Street property on its website as 10.2 acres and under "under development." The Sharon Zoning Board of Appeals also will hold a public hearing on issues related to the project, at 7 p.m. Wednesday, July 25 at the Sharon Town Offices. …

Developers seek modification of Phase 1 approval.
Sharon Commons' developers will again seek the Sharon Zoning Board of Appeals' support for changes to their plans, this time on July 25. The board will hold a public hearing on Sharon CF II LP's request for Phase 1 modifications at 7 that night at the Sharon Town Offices, according to a public hearing notice on the town hall bulletin board. Sharon Commons is a nearly 400,000-square-foot development eyed for about 59 acres bordered by Old Post Road and Interstate 95. The meeting will happen roughly six weeks after a ZBA vote that prompted Target officials to discuss pulling out, a move some in Sharon believed effectively killed the commercial project. On June 13, the board voted 3-0 to accept Sharon CF II LP's request to withdraw its …

The town, Target and the developer are working on it, Heitin says.
Town, Target and Sharon Commons representatives are drafting a modified proposal to the Sharon Zoning Board of Appeals designed to address the ZBA's traffic concerns and the retailer's needs, Selectmen Chairman William Heitin said today. A traffic study of the effects of a four-lane road (two lanes per direction) to "assure that it is pedestrian friendly" is envisioned as part of this, Heitin told Sharon Patch. The proposal will be presented to the ZBA at the board's next meeting, he said. He believed that that meeting is July 25. Heitin said the decision to do the proposal came out of a 90-minute phone conversation that he initiated and had with Target senior executives and Sharon Commons representatives on June 15. Heitin said he wanted …

The planning board will discuss a proposed zoning amendment next week.
The fate of Sharon Commons apparently is a moving target. Town consultant Tom Houston will present to the Sharon Planning Board a potential zoning amendment for the project at 7:45 p.m. Wednesday at the Sharon Community Center. The board will discuss the proposed amendment at 8 p.m. The move will happen exactly one week after developer Sharon CF II LP withdrew its zoning board of appeals application without prejudice. Two nights ago, the developer acted after a majority of zoning board members indicated they would not support a four-lane road (two each way) requested by Target, one of two potential anchor stores. BJ's Wholesale Club is the other one at the nearly 400,000-square-foot development eyed for about 59 acres bordered by Old Post …
Majority of zoning board members say they wouldn't support having two travel lanes in each direction, rather than one each way.
The proposed Sharon Commons retail development is in limbo after a majority of Sharon Zoning Board of Appeals members said Wednesday night they would not support a four-lane road (two each way) requested by Target, one of two potential anchor stores. The ZBA voted 3-0 Wednesday night to accept developer Sharon CF II LP's request to withdraw its application without prejudice. The application included changing the two-lane road to four lanes (two in each direction), rotating the Target building's orientation, and moving other buildings on the site, Chairman John Lee said. Attorney Robert Shelmerdine, representing the developer, requested the application be withdrawn after a majority of ZBA members said they would not support the road change…

Two petitions, one for and one against, seek to persuade the ZBA.
Sharon residents are taking sides on Sharon Commons' revised layout. Two petitions -- one for, one against -- are circulating online, asking the Sharon Zoning Board of Appeals to take their side on the retail project's revised site plan. Target officials' request for a building reconfiguration prompted the new design, attorney Robert Shelmerdine told the Sharon Board of Health during an informal meeting Monday night. The ZBA will meet with Sharon Commons representatives again tonight at the Sharon Town Offices. The meeting starts at 7 p.m. As of 8:30 this morning, the petition to support had 409 signatures. "We welcome both Target and BJ's to our town and the opening of 'Sharon Commons' will generate much needed tax revenue for Sharon," …

Representatives of the retail complex are scheduled to meet with the Sharon Zoning Board of Appeals again Wednesday night.
A petition by Sharon residents says Sharon Commons' latest layout for Target is off-target from the concept approved at town meeting. The new configuration changes "the character of the project from a that of a 'lifestyle' mall to that of a 'power' mall," according to the document, which 47 people had signed as of 9:09 this morning. The petitioners are asking the Sharon Zoning Board of Appeals to "select a site plan more in keeping with the scope of authority granted by the voters of the Town of Sharon at town meeting for a 'lifestyle' mall," the document says. The zoning board is scheduled to meet with Sharon Commons representatives again Wednesday night at the Sharon Town Offices. The board meets at 7 p.m. The building layout change …

There are upwards of 200 acres of empty rooftop space on roughly 6,000 homes in Sharon. Think of all the clean, renewable energy that could be produced if they had solar panels on them! My wife and I are having leased solar panels installed on our roof on 4 Gavins Pond Road. There is zero cost to install them, and zero cost to dismantle them at the end of the lease period. The lease company does …   more ›
