Sharon Patch checks in with local officials on the longstanding project.
As part of our ongoing You Ask . . . Patch Answers series, this week we checked in with local officials for any updates regarding the Sharon Commons project. The permitting for Sharon Commons was voted by the Sharon Zoning Board of Appeals on Jan. 9, according to Town Administrator Ben Purtiz, and there will be a subsequent filing with the Town Clerk. The town is collaborating with the developers of the project, which include Congress Group for the commercial portion and B'nai B'rith Housing for the residential portion. Officials will be looking at financial assistance programs made available from the Massachusetts Development Finance Agency (MDFA), Puritz said. The Sharon Commons lifestyle center progressed closer to construction -- with more pedestrian-friendly access -- Wednesday night, more than a month after the developers withdrew their previous application. The Sharon Zoning Board of Appeals voted 3-0 for Sharon CF II LP's request for Phase 1 modifications. The developer now must return to the board regarding Phase 2, which involves attaching utilities to buildings, as well as site plan approval for the public amenities; as well as Phase 3, involving architectural issues. Developers seek modification of Phase 1 approval.
Sharon Commons' developers will again seek the Sharon Zoning Board of Appeals' support for changes to their plans, this time on July 25. The board will hold a public hearing on Sharon CF II LP's request for Phase 1 modifications at 7 that night at the Sharon Town Offices, according to a public hearing notice on the town hall bulletin board. Sharon Commons is a nearly 400,000-square-foot development eyed for about 59 acres bordered by Old Post Road and Interstate 95. The meeting will happen roughly six weeks after a ZBA vote that prompted Target officials to discuss pulling out, a move some in Sharon believed effectively killed the commercial project. Town, Target and Sharon Commons representatives are drafting a modified proposal to the Sharon Zoning Board of Appeals designed to address the ZBA's traffic concerns and the retailer's needs, Selectmen Chairman William Heitin said today. A traffic study of the effects of a four-lane road (two lanes per direction) to "assure that it is pedestrian friendly" is envisioned as part of this, Heitin told Sharon Patch. The proposal will be presented to the ZBA at the board's next meeting, he said. He believed that that meeting is July 25. Heitin said the decision to do the proposal came out of a 90-minute phone conversation that he initiated and had with Target senior executives and Sharon Commons representatives on June 15. The fate of Sharon Commons apparently is a moving target. Town consultant Tom Houston will present to the Sharon Planning Board a potential zoning amendment for the project at 7:45 p.m. Wednesday at the Sharon Community Center. Sharon residents are taking sides on Sharon Commons' revised layout. Two petitions -- one for, one against -- are circulating online, asking the Sharon Zoning Board of Appeals to take their side on the retail project's revised site plan. Target officials' request for a building reconfiguration prompted the new design, attorney Robert Shelmerdine told the Sharon Board of Health during an informal meeting Monday night. I have lived in Sharon for almost a year and I have tried to follow these Sharon Commons updates closely since I am living less than a mile from the location. Personally, I absolutely do not want the Sharon Commons built. I don’t understand why so many people are supporting it.
